A year round destination…

Val d’Allos is situated in the Alpes de Haute-Provence department of the Southern French Alps. In the winter it’s a paradise for winter sports including snowboarding, downhill and cross-country skiing.  Val d’Allos is part of the Espace Lumière, which, when combined with neighbouring Pra Loup, forms the largest ski area of the Southern French Alps. The lift-served area extends from 1,800 metres to 2,600 metres and there are 230km of lift-served runs as well as 20km of cross-country trails. The Espace Lumière Lift Pass allows you to ski or snowboard in any of the ski resorts of La Foux d’Allos, Pra Loup, Seignus and
Val d’Allos. With pistes above 2,500 metres, snow is assured throughout the season.

    Unlike many winter sports areas, Val d’Allos retains its appeal in summer with its beautiful mountain scenery and range of activities. The village of Allos is on the edge of the Mercantour National Park and there are some wonderful walks, alpine lakes and water sports to keep the children entertained. Mountain sports are also popular and there is some good climbing in the area. There are lovely towns and villages nearby, notably the pretty village of Colmars, which formed part of a 17th-century defensive chain.

    The Development
    Les Hauts de Seignus is a small off-plan development (completion third quarter 2009) of 93 apartments overlooking the old farming village of Allos.. The views are jaw-dropping and it is situated next to the ski slopes so that you can ski from the development down to the main cable car, Station de Seignus. The development boasts:

    The easiest way to get there from the UK is by flying to Nice, from where it’s a two-hour drive. The route up into the Alps is an experience of its own. Many of the roads en route are mentioned in the Michelin Atlas Routier Touristique as ‘green routes’ – or routes of outstanding scenic beauty.

    easyJet flies to Nice from Belfast, Bristol, Gatwick, Edinburgh, Liverpool, Luton, Newcastle and Stansted. Ryanair flies to Nice from Dublin.

    val d'allosLeaseback
    Les Hauts de Seignus is a leaseback development, meaning that it will be leased back to a management company who will both rent it out and maintain it on your behalf for up to 20 years. This has two main advantages: firstly the French government will refund your VAT of 19.6%, and secondly the property will generate guaranteed rental income year in, year out. There are other tax advantages and the lease also allows for personal use. More details on the scheme are contained in the investment appraisal, which you can view online.

    The prices range from €97,185 (excl. VAT) for a studio apartment to €200,930 (excl. VAT) for a two-bedroom duplex apartment. All prices include parking.

    Mortgages
    Capital and repayment mortgages are available up to 90% LTV, and interest only mortgages are also available for up to 10 years (dependent on status).
